423 Barking Road London E13 was a former East London MOT garage and Test Station. A family orientated business for over 20 years and part of the Bosch Car Service Network offering: Servicing, Repairs, Diagnostics, Air Conditioning and MOT with a Total Site Area approximately 784 sq m (8,441 sq ft). It consists of a large commercial building at the front of the property with light industrial workshops at the rear used for the requirements of the garage.

In October 2015, East London MOT garage started to cease trading and a planning application for a new scheme was submitted to Newham council for a proposal of Demolition of existing Vehicle repair centre/MOT centre, flat above and outbuildings and erection of a three-storey building to provide 8 new residential dwellings (2 x 1bed , 3 x 2bed and 3x3bed) together with associated landscaping and access Initial planning Ref: 15/02845/FUL
A number of amendments were further submitted and approved with the aim of improving the scheme until construction commenced in Early 2016

Demolition and Ground Works
This stage consisted of demolishing all existing building, removal of former redundant strip foundations. The overall objective was to considerable recycle significant raw material and safely remove any toxic waste from site according to building control and reducing the carbon foot print . All demolition related works were successfully completed and within 12 weeks.

Ground works stage consisted of designing and forming foundations which supports the structure of the new scheme.The typical foundation works consisting of ,under pinning adjacent buildings, excavating the ground up to a depth of 1.2M in some areas, excavating trenches for the new foundations, pouring of water proof concrete and laying foundation blocks to support the ground and future super structure.
Super structure and first fix internal works

The floors
- The ground floor is designed and constructed to be a ground bearing solid slab consisting of 150mm screed and 100mm insulation
- While the subsequent floors are constructed from 150mm treated floor joints with 100mm insulation finished with a 18mm internal high density structural moisture resistant floor panel to provide energy efficiency and low noise.
The walls and celling
- The external walls provide resistance to the elements affected by rain, snow, wind or sun and are able to keep these from entering the building. The external walls consist of 100m external brick, 100mm cavity insulation and 100mm internal block to maximise strength and stability.
- The internal non load bearing walls are constructed to resist the passage of sound within the structure, and maintain the integrity of the building for a sufficient length of time to allow the occupants to escape to a place of safety in the event of a fire.
- All walls and ceiling are finished with a minimum of 18mm plasterboard to provide shelter, security, durability, thermal insulation, sound insulation, fire resistance according to building control regulation.

- Drainage. All rain falling on the roof must be removed in the most direct way so as toprevent the building from becoming excessively wet

Second Fix internal works and external finishes
All the internal works are completed to a high standard and care has been taken to ensure the highest level of workmanship and use of materials.
